All vacant apartments are brokered through the local housing authorities, Bostadsförmedlingen i Stockholm, Boplats Göteborg and Uppsala Bostadsförmedling.

Reporting faults

Novi Real Estate is committed to creating a healthy and safe environment in which to live. Report faults in common areas, such as faulty lighting in stairwells, doors that do not lock, graffiti, or any other damage.

Services that the Landlord is responsible for performing include adjusting/fixing taps, repairing white goods, adjusting/sealing windows and doors, adjusting/checking heating and ventilation systems.

As a Tenant, you are responsible for the care and maintenance of your home. There are certain things in the apartment that you are responsible for maintaining. Some examples are listed below.

  • Clearing traps/drains/floor drains
  • Replacing batteries in smoke detectors
  • Replacing bulbs/fluorescent tubes/starters
  • Checking and replacing fuses and checking the earth-fault circuit breaker
  • Cleaning the filter and metal grate in the cooker hood and replacing the carbon filter

In emergency situations, i.e. faults that cannot wait until the next business day, it is possible to report faults on the same phone number even after office hours.

I would like to change apartments, how do I do that?

The application to change apartments must always be approved by the landlord. Download the form for changing apartments and attach the requisite documentation. In order for a change of apartments to be approved, tenants need to have justifiable reasons for wanting to change apartments, and the person with whom you want to change apartments must also have been approved as a tenant.

The new tenant must have a monthly Income equivalent to 3-4 times the monthly rent, no record of non-payment of debts, permanent employment with no probationary period/their own company/pension and good references from previous residences.

The processing time for the application to change apartments normally takes 12 weeks. The processing time may be longer during holiday periods. Remember to apply in good time. Applications should be sent to Novi Real Estate AB, Box 7043, 10385 Stockholm, or emailed to the Tenancy Administrator.

I would like to sublet my apartment, how do I do that?

The application to sublet an apartment must always be approved by the landlord. Download the form for subletting an apartment and attach the requisite documentation.

I would like to pay my rent via e-invoice/direct debit, how do I do that?

We do not currently offer payment via e-invoice. If you would like to pay via direct debit, please contact your Tenancy Administrator.

When will I receive my rent invoices?

Rent invoices will be sent out in early March, June, September and December. You will receive rent invoices for three months at a time.

What do I do if I do not receive my rent invoices? Contact the Tenancy Administration.

I want to give notice of my intention to terminate the contract for my apartment/garage/parking space, how do I do that?

Download the termination form and fill in the requisite information.

The notice of termination should be sent to Novi Real Estate AB, Box 7043, 10385 Stockholm, or emailed to the Tenancy Administrator.
